Disclosed Greenfield Home Prices Span $120,000 To $171,250 In Late June

GREENFIELD -- Twelve properties changed hands in Greenfield in a five-day stretch in late June, but buyers or sellers disclosed a sale price in only three of those transactions, according to Franklin County Registry of Deeds records.

MARKET OVERVIEW The registry recorded 12 property transfers in Greenfield between June 22 and June 25, 2026. Three of those deeds included a disclosed consideration amount, ranging from $120,000 to $171,250, with a median of $150,000. The other nine transfers listed no sale price, which is common in deed filings and does not necessarily mean no payment changed hands. Twelve recorded transfers within a single week is a notable volume of activity, but with prices available for only a quarter of them, no conclusion can be drawn about where overall values in Greenfield stand this period.

TOP SALES Among the three transactions with disclosed prices, 291 Chapman Street sold for $171,250 on June 23. Carrington Mortgage Services LLC was the seller and Naples Home Buyers Inc. the buyer. At 138 Elm Street, the property sold for $150,000 on June 25, with Kain N. Wileman as seller and Almost in Florida LLC as buyer. At 103 South Shelburne Road, the sale price was $120,000 on June 23, with Lynda J. Zukowski as seller and Greenfield Cooperative Bank as buyer. The remaining nine transfers in the period had no disclosed price and could not be ranked among these top sales.

NEIGHBORHOOD BREAKDOWN Washington Street saw two transfers on June 25 -- 98 Washington Street and 100 Washington Street -- both with the Greenfield City Treasurer listed as seller; Robert Badillo was the buyer in both, joined by Joseph Santos on the second. No other street had more than one recorded transfer in this data set. The three disclosed sale prices all fell below $200,000, with no disclosed transaction above that level; price tiers cannot be assessed for the nine undisclosed sales.
