Disclosed Deerfield Sale Prices Stayed Under $116,000 in Late July

DEERFIELD -- Eight property transfers were recorded in Deerfield during the review period, but only four disclosed a sale price, ranging from $25,000 to $116,000. All four of the sales with disclosed prices listed a bank as the buyer.

MARKET OVERVIEW Franklin County Registry of Deeds records show eight Deerfield property transfers, all recorded between July 17 and July 27, 2026. No deeds were recorded in Deerfield between July 28 and Aug. 15, the remainder of the review period. Of the eight transactions, four disclosed a sale price and four did not, a pattern common in deed records that does not necessarily indicate anything unusual about those transfers. Among the four disclosed sales, prices ranged from $25,000 to $116,000, with a median of $75,000. Because half the recorded transfers carry no public price, the disclosed figures represent a partial picture of the period's overall market activity rather than the full scope of it.

TOP SALES The highest-priced disclosed sale was 34 Hillside Road, which sold for $116,000. James H. Prouty and Robin L. Alberti were listed as sellers; T Bank and Traders Trust Co. were listed as buyers. 408 Greenfield Road sold for $100,000. Amber Holbrook and Brandon Hale were listed as sellers; Greenfield Savings Bank was the buyer. A condominium unit associated with a Sand Gully Road condo entity sold for $50,000. The seller was listed as "A Sand Gully Road Condo" and Jane Dery; Greenfield Savings Bank was the buyer. A specific street address was not provided in the deed record. 93 Mill Village Road sold for $25,000. Carol Anne Pelis and Carol A. Smith were listed as sellers; Greenfield Savings Bank was the buyer.

NEIGHBORHOOD BREAKDOWN Greenfield Road saw two recorded transfers: 408 Greenfield Road, which sold for $100,000, and 340 Greenfield Road, for which no price was disclosed. Sugarloaf Street also saw two transfers, both without disclosed prices: 84 Sugarloaf St. and 45 Sugarloaf St. Deed records show both properties passing through trusts associated with the Gromacki family, with 45 Sugarloaf St. transferring from the Gromacki Rental Trust to the Jean K. Gromacki Trust. The remaining transfers were single, unrelated sales on Wells Street, Hillside Road, Mill Village Road and the Sand Gully Road condo property. Among sales with a disclosed price, all four fell under $150,000, with no disclosed transactions above that threshold during the period.

MARKET NOTES Every one of the four disclosed-price sales listed a bank or trust company as the buyer: Greenfield Savings Bank was the buyer in three transactions (408 Greenfield Road, the Sand Gully Road condo unit, and 93 Mill Village Road), and T Bank/Traders Trust Co. was the buyer at 34 Hillside Road. Deed records do not indicate the reason for these transfers. Two transfers, at 84 and 45 Sugarloaf St., involved trusts connected to the Gromacki family name; deed records do not indicate the reason for these transfers either. Beds, baths and square footage were not available in the deed data reviewed, so no price-per-square-foot comparisons could be made. Property type was specified in only one record, a condominium unit on Sand Gully Road; the deed data did not indicate whether the other seven transfers involved single-family homes, condominiums or other property types.
