Shelburne October Property Sales Show Median Price Holding Steady at $200,000

SHELBURNE -- Nine property transfers were recorded in Shelburne between Sept. 25 and Oct. 24, 2026, but only three of them carry a listed sale price so far, with two tying at $200,000.

MARKET OVERVIEW Nine deeds were recorded in Shelburne during the period, though pricing information has posted for just three of them. Among those three, prices ranged from $105,650 to $200,000, with a median of $200,000. The remaining six transfers have no price on file yet, which is typical for deeds recently filed with the registry and usually resolves within about a week. Based on the raw count of nine recorded transfers, the period appears active, though a fuller price picture will depend on the pending figures.

TOP SALES 14 High St sold for $200,000 on Oct. 19. The seller was Annemarie Heath and the buyer was Greenfield Cooperative Bank. 353 S Shelburne Rd sold for $200,000 on Oct. 2. The sellers were Linda D. Cardea and Linda D. Umstatter, and the buyer was Franklin First Federal Credit Union. 247 Main St sold for $105,650 on Sept. 30. The seller was Kyle Canepari, and the buyers were COM LLC and Dart Collateral Manager LLC. No other sales in the period have a recorded price.

NEIGHBORHOOD BREAKDOWN Bardwells Ferry Road had two transfers during the period, at 595 Bardwells Ferry Rd (Oct. 19) and 38 Bardwells Ferry Rd (Sept. 29); neither has a recorded price yet. The remaining seven sales were spread across separate streets, including Anderson Road, Little Mohawk Road, Mohawk Trail, High Street, South Shelburne Road, Main Street and Skinner Road, with one transfer each.
