Only two of ten Whately deeds carry a recorded price this period

WHATELY -- Ten properties changed hands in Whately deed records over the past month, but sale prices have posted for only two of those transactions, leaving most of the period's market activity undocumented for now.

MARKET OVERVIEW Ten deeds were recorded in Whately between Sept. 25 and Oct. 24. Of those, two carry a recorded sale price: $65,000 and $100,000, putting the known price range at $65,000 to $100,000 with a median of $82,500 across those two sales. The remaining eight transactions had not yet posted a price to the registry as of this writing. A count of 10 recorded deeds in four weeks is a moderate volume for the town, but with 80% of transactions still missing price data, conclusions about overall price direction cannot be drawn from this period alone.

TOP SALES 45 Christian Lane sold for $100,000 on Oct. 2. The sellers were Paul M. Gray and Sheri A. Gray; the buyer was Freedom Credit Union. 55 Egypt Road sold for $65,000 on Sept. 29. The sellers were Robert W. Driscoll and Suzanne L. Beck; the buyer was Florence Bank. These are the only two of the 10 recorded transfers with a posted sale price; bed, bath and square-footage figures were not available from the deed records. The other eight sales, including properties on Christian Lane, Long Plain Road, Grass Hill Road, State Road, Haydenville Road and Webber Road, had no price available as of this report.

NEIGHBORHOOD BREAKDOWN Christian Lane saw the most activity, with transfers tied to 219 Christian Lane and 45 Christian Lane, plus an unaddressed entry listing the same seller, Whately School House LLC, on the same date, Oct. 22, as the 219 Christian Lane transfer. State Road had two transfers, at 243 State Road and 226 State Road, recorded eight days apart. The remaining transfers, at 251 Long Plain Road, 12 Grass Hill Road, 236 Haydenville Road and 105 Webber Road, were each on separate streets with no clustering pattern. With only two transactions carrying a price, a breakdown by price tier is not possible this period.

MARKET NOTES A bank or credit union appears as a buyer or seller in five of the 10 recorded transfers: Freedom Credit Union (twice, as both seller-side party and buyer), Florence Bank (twice, as seller and buyer) and Florence Savings Bank, and Greenfield Savings Bank. One transfer, at 236 Haydenville Road, moved from an estate and personal representative, Ross James N Est and Quintin Jodi R PR, to two trustees, Quintin Jodi R Tr and Ross Jodi E Tr, consistent with a family trust or estate transition. Property type breakdowns such as single-family versus condo or multi-family status, and price-per-square-foot comparisons, are not available because square footage figures were not provided in the deed data.
