Greenfield ZBA Approves Hotel Expansion, Two Medical Clinics on Mohawk Trail

GREENFIELD — May 14, 2026 — Greenfield Zoning Board approves hotel expansion and two medical clinic permits at packed May meeting. The board voted unanimously Thursday to grant a special permit to architect David Kinsella, representing the ownership group at 21 Coleraine Road, allowing a 59-room hotel to expand to 63 rooms as a City Express by Marriott with three fewer parking spaces than the zoning ordinance requires — a gap the applicant said would be managed by paying for employee Uber rides during peak occupancy. The board also unanimously approved special permits for two businesses sharing a unit at 21 Mohawk Trail: Nigrash Services LLC, operated by international board-certified lactation consultant Lori Nigrash, and Max Mobility, an orthotic and prosthetic clinic operated by ABC-certified prosthetist Oliver Max Nigrash, who noted the last local provider in the area closed in 2025, leaving Greenfield residents traveling to Northampton, Springfield, or Leominster. Written comment from abutter Stephanie Duclos, 166 Chapman Street, raised concerns about the cumulative displacement of retail by medical uses in the Central Commercial district; the chair said each application is evaluated on its own facts. Two earth-removal and blasting special permit applications for Butternut Street were withdrawn without prejudice, and a companion fuel-storage application was continued to June 11.
