Deerfield Planning Board approves ADU zoning changes

Deerfield Planning Board sends ADU zoning overhaul to fall Town Meeting. The board voted 5-0 to close a lightly attended public hearing and recommend amendments to sections 2230, 3100 and 3900 of the zoning bylaw, covering accessory dwelling units, parking and use regulations. Chair Denise Mason said she felt "very confident" in the language after review by the town attorney and endorsement from the Select Board.
The new rules allow a 900-square-foot ADU, or half the principal dwelling, by right, and up to 1,200 square feet by special permit, while cutting required parking from three spaces to one. Land Use Coordinator Amy Hahn said 2 Sugarloaf Street has its building permit and construction is starting, and announced new Town Planner Klara Ingersoll starts August 5. The fall Town Meeting date remains unset, expected mid-October to early November.
