Greenfield Conservation Commission approves riverside ADU, weighs a land-fund shortfall. Members voted unanimously to approve a notice of intent for a 52-by-22-foot addition at 507 Lampblack Road, positioned about 140 feet from a riverbank within the town's 200-foot riverfront zone. Presenting for owner Bill Phelps, engineer Mark Penfield said "Bill wants to build an ADU and then live there." In separate old business, the commission learned a cabin demolition on a proposed land donation near the Contigali Conservation Area will cost almost $25,000, exceeding a $20,000 Community Preservation Act award already reduced from an original $50,000 request.
Conservation agent Jessica called the quote disappointing, saying "I'm a little sad by the number," and the commission voted 4-0 to authorize her to formally document its intent to use the CPA funds anyway. Members also began exploring converting the roughly $9,000 Griswold Conservation Area account into a state revolving fund.
